A VLAN certainly wouldn't hurt, any way to separate your Audio/Video packets from the riff raff. We have a separate Access Point that doesn't sit on the network at all and hence doesn't see any

Likely a bandwidth issue. We have noticed that when our airmedia's sit on the main campus network, with all the students downloading whatever it is they download, video and sound tend to suffer a bit.

Every 4K display I've seen will do 30Hz max at native QFHD (3840x2160), so if your source supports it (I assume you're talking about a PC?) then you should be good. Some displays will do 2160/60p, but

There are two versions that say 4K. You need to be a bit careful. Some have a native resolution of 3840x2160 - these are true 4K displays, some of the first ones required 4 1080p inputs to show 4K
