As far as I remember, an easement gives a right of use of a portion of the property to someone else (like a neighbor) or to the world at large. So you need to know what the easement is, and who has what rights on your property, to start with.
But since it's a right against the property, it may diminish the value and that among other things is a negotiating point for price. What happens next depends on your jurisdiction.

The property we are negotiating for right now has an easement issue.? Anybody here up on real estate law?
We are calling a real estate lawyer to set up a consultation, but I’d love to have some idea about our situation.?
