As far as I remember, an easement gives a right of use of a portion of the property to someone else (like a neighbor) or to the world at large.
So you need to know what the easement is, and who has what rights on your property, to start with.

But since it's a right against the property, it may diminish the value and that among other things is a negotiating point for price.
What happens next depends on your jurisdiction.
