Definitely worth confirming if you have doubts.? I've heard the six unit building is the real number.? I've also heard that the structure must be owner occupied for the first few years, HOWEVER, that's of little comfort to anyone whose next door neighbor destroys his own home's value by erecting a multi-unit rental property within 20 feet of his front door.
This is another example of state and government overreach.? Zoning is, and always has been a?local issue.? I imagine that if anyone even attempts this, especially in an upscale neighborhood, it will be met with serious litigation.
That having been said, I've also heard that the measure is aimed primarily at outlying areas, where development isn't nearly as dense as it is in urban and suburban neighborhoods.? Still, it's a?state measure, so I doubt they'll be too picky about where it occurs.
